It's been Little South America for a long time as well, and now that's making a comeback with all the new talent.
Same with Flushing, so sad seeing the Chinese pushing the Koreans further east for the past 30+ years.
Too many irresponsible Koreans were finally told to leave and the Chinese took over and are building residential and commercial buildings in the area which is helping the community.

The Chinese are gradually entering Palisades Park too.

I've always been curious about this. I also heard one or some Korean landlords a little bit more east would raise the rent for non-Korean businesses so that Korean businesses can move in. Do you know anything about this? Would also appreciate some other general insights involving Asians.

There are a few Korean landlords who will do this and prefer only Korean tenants because they don’t want to deal with the cultural and language barrier with a non-Korean tenant. But most Korean landlords prefer a Chinese tenant over a Korean because they always pay rent on time.

For example, Kum Gang San was a very large and famous Korean restaurant. But a few very bad financial moves by the owner so he eventually sold it to Chinese developers.

Most Korean business owners in Flushing have very tight cash flow and are barely making ends meet. And the Chinese are ready to take over and pay everything in cash.

Many Koreans have left Flushing for Little Neck/Long Island.

Even among the Chinese, there were phases. First it was the Taiwanese, who were taken over by Cantonese expanding from Chinatown. They were then taken over by the Fujianese. And for the past 15 to 20 years, it's basically any one with capital from China.

The most popular room salons in Flushing are Ten Ten, Tomato and Insta.

Korean customers will come and order two bottles of liquor and pay with their credit card. The Chinese and Taiwanese customers will order at least five bottles of liquor and pay in cash.

So the Korean girls want to hang out with the Chinese and Taiwanese men and I’m very happy for all of them. The Korean business owners would complain but I’d tell them it’s because the Chinese and Taiwanese are kicking their asses. lol

I got caught in the act once
The cop let the girl go right away
He took my lic and reg and went back to his car
I had a new car and I was afraid he was going to impound it
After 15 long minutes, he came back and gave me a ticket for parking on a pump
I learned my lesson and went home laughing, I got off easy
and that was the last time I ever did that again
