Definitely not 25, she could pass for 25 but she is early mid 30s. This place is definitely ymmv. If you're old & ugly or she doesn't like you, you get no play or you paying big tip

If memory serves, there's just that one building where HNS is located, with the entrance in the 'back'... I'm having a hard time picturing 'neighbors?'

Hns’s neighbors are enterprise’s car wash garage and there must be a school nearby or a school bus drop off on that side street. Have seen some Karen’s waiting in their cars. They were eyeballing me while I was walking out of the spa.
