Hardly any providers in the Brooklyn downtown, Dumbo, Carroll Gardens, Clinton Hill, Fort Greene, Navy Yard or Bed Study area.

Been like that for years now. Once in a while someone shows up. Any Intel from others on these neighborhoods?

I think it's also the combo of higher rents (lower profit for spas) + nosier neighbors. Some of you may remember this NY Post joint or this one as evidence as to why its tough for the business down there. I suspect it's only going to get worse, given the re-development of Gowanus

Nosy neighbors is probably the biggest deterrent. And off the top of my head I can’t think of any part in Brooklyn that has decent parking. It’s a struggle all over the boro.

You can't park in the city either. I'm not sure why an upscale place hasn't made a go of it. Maybe once all those new buildings fill up and the affluence hits critical mass, one of those will give it a try. Even then, the city AMP model is to be a few floors up in a smaller obscure business rental, and there aren't that many places that remind me of the NYAF or DDY type locations over there.

I agree the nosy-neighbor factor is sky high compared to the city. I once asked a popular indy whether she was worried about the doormen taking note of all the extra traffic she caused, and she snorted "Are you kidding? You should see who else lives in this building, I'm not the only one. No one cares here." and this building is pretty upscale centrally located, but when she rattled off who were all the neighbors on her floor - a bunch of party girls and gay dudes mostly - I could see why it's so chill. Especially compared to places where brownstone owners are just waiting to complain to the City Landmarks Commission that someone got the paint color wrong on their new door .
